Job Details:

A market leading and well established Estate Agency with high profile offices and excellent market presence are looking for an exceptional, high calibre Senior Negotiator to join their branch in Swindon.

They are looking for a person who will undertake the following:

  • Negotiating offers
  • Pro-actively explore new business and valuations from all possible avenues, ie. local applicants, canvassing, old valuations, withdrawn listings etc.
  • Registering applicants, encouraging valuations and add-on services
  • Attending Valuations
  • Dealing with web portal enquiries
  • Creating viewings / accompanying viewings
  • Landlord, vendor, buyer updates / viewing feedback
  • Receiving offers and taking relevant information/negotiating lets
  • Cross selling all departments
  • Re-marketing properties
  • Dealing with relevant notices to leave
  • Dealing with tenant swaps
  • Develop new business through existing and newly formed relationships.
  • Assist in the Management of the office in the absence of the Branch Manager
  • Maintain and improve rapport with existing clients and drive up levels of service/fees.
  • Contribute to the process of: rent reviews, fee structures, any other profit driven opportunities i.e. referrals for removals, insurance (although not at landlord cost), mortgage leads for buy to let re-financing
  • Identify if current procedures are best practice and implement if not

The ideal candidate will:

  • Have a full understanding of the lettings/sales process, including the legal procedures and the company Terms and Conditions of business
  • Full understanding of statistics, office and personal targets and office systems
  • Develop personal skills and capability through ongoing training as provided by the company
  • Contribute towards a harmonious and productive office environment
  • Be self-motivated, well-presented, articulate, able to communicate at all levels and a real team player

Probation Period: 6 Calendar Months

Hours: 40 hours per week (approx)

Days: Monday – Friday (0845 – 1730) Saturday (0900 – 1530) Saturday (every other week) Day off in lieu for working Saturday

Holidays: 20 Days & Bank Holidays & Birthday Increasing to a maximum of 25 Days

Salary: £24,000-30,000 OTE (No Cap on Commission) £17,000-£21,000pa Basic 1-3% Office Commission
